How Agents Sold Homes 23 Days Quicker and for 2% More on Average This Summer
We assembled a small group of agents in markets considered to be "slowing down."
In those areas, inventory was up, days on market were increasing, and the list-to-sales price ratio was dropping.
We decided to bring these agents together for a mastermind/training session to see if they could outperform the averages.
I won’t hold back the punchline—they did! On average, our agents achieved 99.3% of the list price compared to the market average of 97.4%. The average days on market for the group was 8, compared to the market average of 31 days.
The days on market statistic is somewhat deceiving because the median—meaning the most common result—was 4 days, but we had an outlier that skewed our stats!
These agents netted their sellers almost 2% more in a quarter of the time.
Here’s what we found made the biggest difference in achieving these results:
Competition-Based Pricing - Most agents look backward to price homes. While we still did this, we placed more emphasis on the current competition. We had the agents put themselves in the shoes of the buyer and make pricing decisions from that perspective.
Understanding the Buyer’s Mindset - We also had the agents get into the mindset of a buyer, which included light staging and prepping the home to sell. We taught agents the psychology of showing a home and how it influences a buyer's decision-making process during a tour.
Effective Marketing of the Listing - There was one distinct strategy that worked better than others, though each market was slightly different. The strategy was: Tease, List, Open House. Tease the listing several days before it goes active, make a big marketing push when it lists, and hold an open house the weekend following the listing date.
We had so much fun hosting our first session that we decided to do it again. We are selective about who gets in because the group is as important as the teachings and training.
